台北首購族買房　平均年齡超過40歲

從去年8月1日實價登陸上路以來，至今已經實施屆滿一周年，依據台北市地政局統計資料顯示，一年以來在台北買房仍舊以首購族為大宗，佔比約6成5，而首購族的平均年齡約40.9歲。

地政局表示，實價登錄實施以來，買賣交易以首購族居多，佔比65.5%，而平均年齡40.9歲。擁有2棟、3棟、4棟、5棟、6棟以上者，平均年齡則從45.7歲依序遞升至48.7歲、50.9歲、51.5歲、53.1歲，顯示擁有房屋棟數較多者，通常年齡層也普遍較長。

以本國自然人進行統計，發現實價登錄期間取得房屋者在台北市擁有棟數情形，大部分仍以擁有1棟房屋者，也就是以首購族居多，佔65.5％；擁有2棟者，佔19.8％；擁有3棟者，佔7.8％；擁有4棟者，佔3.4％；擁有5棟者，佔1.5％；擁有6棟以上者，佔2％。

另依據空間分布統計所有權人及首購族對行政區偏好情形，發現有超過5成的人選擇在中山區、內湖區、文山區、北投區等4區置產，顯示這些區域是一年來不動產交易的熱區。

而期間取得不動產的所有權人類別中，本國自然人佔92.3%，非本國自然人，包括外國人、本國法人等僅佔7.7%。
