顏炳立看房市像「夏天穿毛衣」好冷！　豪宅可能跌5~10%

今年夏天的天氣明明熱到行，不過，戴德梁行總經理顏炳立卻以「夏天穿毛衣」，來形容現在的房地產市場「很冷」。他表示，金管會對壽險業投資不動產市場的禁令未解，讓第2季商用不動產市場腰斬，加上QE退場，下半年實在看不到樂觀的理由，他甚至預估，豪宅市場可能會有5%至10%的跌幅，如果奢侈稅的期限再延長到4年，那真的是「把呼吸器都拔掉了」。

根據戴德梁行統計，第2季商用不動產交易金額僅105億元，較第1季的282億元大幅減少177億元，較去年第2季的270億元也少了165億元，都呈現腰斬的情況，主要是金管會對壽險業投資不動產禁令尚未解除，雖然附條件允許投資，但最低投資報酬率仍未定案，讓壽險業即使面臨符合投報率的標的，但仍心存觀望而不敢出手。

顏炳立表示，行政干預讓市場像「夏天穿毛衣」，「很冷！」下半年也沒有看到樂觀的理由，加上美國寬鬆貨幣政策（QE）即將退場，將迫使市場呈現觀望，加上一些行政干預，例如買店面要查租金，而市場上的大魚（指壽險業）又消失了，就算準備再好的餌也沒用。

顏炳立指出，商辦市場成交量縮，可能會影響豪宅市場，他認為，中山、中正、信義、大安這些蛋黃區的豪宅價格可能會跌5%，北市外圍的蛋白區更可能會下修10%。
