北台灣預售屋 爆巨量

央行利率「連8凍」、打房政策也未加重力道，加上證所稅大轉彎、台股回神，各項政策利空已趨於鈍化，激勵建商看好下半年房市景氣，打算在7月積極推案，估計單月北台灣推案量達1,300億元，比去年同期大增35％。

鄉林集團董事長賴正鎰表示，央行第二季理監事會議未再猛烈打房、並連8季「凍漲」利率，證所稅喊卡帶動台股回神，奢侈稅實施2年更使得台北市房價未跌反漲，加上Fed傾向讓QE逐步退場、顯示景氣有緩和復甦，種種利空逐步鈍化，下半年房市景氣可望優於上半年。

永慶房產集團建設事業部總經理葉凌棋表示，奢侈稅實施2年來，不論預售屋或中古屋都攀升18％到24％不等，北市中古屋每坪平均已達65.3萬元、為歷史高點，新北市達31.3萬元，都比奢侈稅實施時，反彈約2成。加上貨幣寬鬆政策可望維持、下半年經濟景氣漸入佳境、證所稅修正案過關，種種因素有利下半年房市進入價量堅挺格局。

住展雜誌研發長倪子仁表示，房市利空已逐漸淡化，建商和代銷業紛紛重新調整步伐，計畫農曆鬼月前的7月份積極推案。鬼月前1個月北台灣推案量約1,309億元，可望比2012年同期的964億元，大增35.7％，顯示建商摩拳擦掌、蠢蠢欲動。

分析各區域，台北市總案量78億元，新北市404億元，桃園440億元，新竹65億元。北台灣都會區4區中，以桃園推案最火紅。

大型上市櫃建商也不缺席，像遠雄建設將在台北市北投奇岩重劃區推出「遠雄山綺」、桃園「遠雄龍岡」第二期；華固建設也將在北投奇岩重劃區推出「華固奇妍」；宏盛則乘勝追擊、在淡海推出「宏盛新世界」第二期；宏泰人壽將推出總銷140億元的淡海「海洋都心」第二期。

桃園則躍居下半年最熱門戰區。據調查2011年桃園推案量達1,283億元，2012年推案量激增至2,022億元，創近年新高，是2009年推案量888億元的2.3倍。

倪子仁分析，桃園今年推案量估挑戰2,500億元，衝上近5年來最大推案量。
