| 4月住宅貸款年增率 創新低

中央銀行昨公布全體銀行購置住宅（房貸）及建築貸款（土建融資）統計，4月房貸餘額較3月增加132億元，但其中8大公股行庫對首購族承做的「青年安心成家方案」，就占了75％，顯示首購族仍是房貸市場主力。
央行官員表示，4月底購置住宅貸款餘額雖仍是新高，但僅較3月增加0.24％，較去年同期增3.08％，年增率創今年以來新低。
4月底建築貸款餘額也較3月也增加30億元、0.21％，較去年同期增加3.48％。央行官員表示，一般建案工期約3至5年，銀行會陸續撥款，而建商也不斷獵地，陸續進行開發，整體來看，建築融資貸款增幅仍在合理範圍內。
房貸餘額僅微增，不過從4月買賣移轉量來看，房市交易仍然很熱絡，尤其是新北市成交量最大，4月移轉棟(件)數共6,859件，較3月成長11.8％，較去年同期成長16.1％。台中移轉量也十分大，4月買賣移轉量月增率及年增率分別為13.5％及15.34％。
房市交易量大，但是房貸餘額增加不多，是否因為大部分交易案件都在台北市之外，總價比較低？央行官員說，「不排除這個可能」。
不動產放貸市占第2大的合庫商銀表示，近幾年以桃園漲勢最凶，其次則是林口、三峽與淡水地區。雖然合庫已解除房貸、土建融資禁令，不過在分區總量管制措施下，桃、竹、苗等地的房貸空間已到頂，未來可承作空間有限。
房市熱度不減，金融主管坦言，「最大的關係就是利率太低」，利率低、資金過多，需求量不減，房價當然只漲不跌。在奢侈稅2年限令即將到期下，預期供給量將噴出，房市交易將更熱絡。
