雙北買房不是夢 平價區好下手

（中央社記者吳佳穎台北2013年6月9日電）房仲業者指出，6月是結婚旺季，新人購屋，雖然預算有限，但在雙北市精華區，依然有機會找到比較便宜的平價路段進住，是可以考慮的選擇。
有巢氏房屋整理雙北市精華區房價，發現台北市信義區的平均房價每坪新台幣79.1萬元，但北醫生活圈的吳興街、莊敬路，因部分巷弄狹窄，周邊房價每坪約55.7萬元，相較信義區每坪均價便宜23.4萬，較周邊便宜近3成。
另外，新北市新莊區的民安路、四維路一帶，因周邊有工業區，房價每坪約23.8萬元；相較新莊區整體平均房價，價差幅度22.7%。
有巢氏房屋副總經理劉炳耀表示，新人購屋因為經濟條件限制，若希望住在離工作較近的交通便利市區，可以先考慮接受機能方便的平價路段，但是提醒週邊環境通常可能有住家老舊，或生活環境複雜等可能，要注意夜歸時步行回家路程安全性。
劉炳耀表示，台北市信義區的北醫生活圈部分巷弄窄、機能較差房價僅55.7萬元，較周邊便宜29.6%；而古亭生活圈汀洲路二段老舊公寓多，相對中正區平均便宜35.9%。
另外，饒河商圈採買便利，但相對住居品質受影響，但每坪較松山區房價均價少19.8萬元，便宜26.3%。
劉炳耀說，新北市鄰近夜市平價路段，板橋亞東夜市每坪較周邊便宜7.8萬元，省了18.9%。而中和區興南夜市周邊，每坪32.5萬元，機能便利但屋齡較高。新莊民安路、四維路因為周邊鄰近工業區，仍有2字頭房價，且丹鳳、迴龍站未來通車交通增便利。
