《傳產》國美森美館，躍北市豪宅單價5強

【時報-台北電】實價登錄昨（14）日再新揭露1筆豪宅案，位於大安森林公園第一排的「國美森美館」，成交總價2.24億元，扣除車位每坪單價189.1萬元，該案也擠進北市豪宅單價前5名之列。此外，安和路二段也有1筆店面交易，每坪單價達347.5萬元，符合目前實價揭露當地的行情。
昨日台北市政府揭露的大安區新生南路二段「國美森美館」5樓，於今年6月交易，成交總價2.24億元，扣除車位每坪單價189.1萬，為實價揭露以來台北市第5高單價的豪宅；而該案的4樓也曾在今年3月成交，當時成交總價為1.96億元，每坪價格約161萬元，短短3個月時間，房價漲幅近15％。
豪宅總是吸引名人的目光，「國美森美館」也不乏名人持有，根據謄本資料顯示，機殼大廠可成董事長洪水樹，以凱仁國際開發名義持有1戶；此外，另深耕豪宅市場的住邦房屋總經理劉陳傳，也分別以合維開發、韋恆開發名義各持有1戶；此外與聯詠電子總經理王守仁同名者，也在該棟住戶名單之列。
台灣房屋智庫執行長劉怡蓉表示，觀察台北市10大單價豪宅，出現2大豪宅聚落，一個位於信義計劃區，另一個坐擁大安森林公園無敵景觀，排行榜內這2大豪宅聚落就有5棟豪宅入榜。
其中信義計劃區以「皇翔御琚」每坪270萬最高，而大安森林公園以「國美森美館」每坪189.1萬最佳，且2棟交易分別是7樓及5樓的中低樓層，未來高樓層價格可望再向上攀升，帶動周邊豪宅交易行情。(新聞來源：工商時報─記者方明／台北報導)
