雖然廣州第3季度零售市場出現好轉，大陸本土零售商的擴張持續，但下半年零售物業新增供應量總計將高達42萬平方公尺（約13萬坪），令廣州購物中心空置率上升，租金下降壓力增大。

新快報今日報導，仲量聯行的研究資料顯示，廣州第3季度零售市場有大量的新開業，或即將開業的專案預先招商，本季度廣州零售市場吸納量，建築面積大為提升，而因為新增量大增，購物中心的空置率也從3%上升至3.7%。

第一太平大衛斯（Savills）也顯示，下半年零售物業新增供應量總計將高達42萬平方公尺（約13萬坪），令2013年的供應量達歷史高峰，成為2012年的三倍。

仲量聯行廣州零售地產部副董事孫燕玫指出，儘管零售商對擴張保持謹慎態度，但時尚品牌及知名大陸本土餐飲類租戶，仍選擇在人流量穩定的中心地區的成熟購物中心開店，像是天河路和北京路商圈。中高端的國際品牌零售商在擴張時更加謹慎，都較少選擇進駐新項目，特別是非核心商圈的新物業。

展望後市，孫燕玫認為，2013年是廣州購物中心市場有史以來供應量最大的一年，由於大量新供應出現而租賃市場氣氛仍無明顯起色，新落成商場競爭較大，在建商場預租情況不及預期，預計較低的預租率將拉高年末全市空置率達約5%，超過2012年的水準。

與此同時，零售商擴張步伐放慢，也會對新商場招商造成壓力。少數新商場將考慮重新定位，預計將會拖慢租金的增長幅度，甚至令租金整體上有更大的下降壓力。
