捷運效應 松山商辦租金漲相佳

（中央社記者高照芬台北 2013年11月4日電）隨著台北市捷運路網陸續完工，沿線辦公室租金也跟著水漲船高；根據房屋仲介業調查，今年1至8月台北市松山區的商辦大樓租金年漲幅13.3%，居北市各行政區之冠。

另外，中山區、大安區的辦公室租金年漲幅分別達11.4%及10%。

由於捷運信義線今年底即將通車，捷運松山線也計畫於明年底完工，帶動沿線商辦租賃市場的活絡。

永慶資產管理根據內政部實價登錄的資料統計，台北市松山區是商業辦公大樓租金漲最多的區域，每月平均每坪租金價格新台幣1481元，較去年上漲13.3%。

另外，中小企業登記最密集的中山區，今年前8月商業辦公大樓租賃件數157件，占北市辦公租賃件數約29.5%，每月平均每坪租金價格新台幣1481元，年漲11.4%。

永慶房屋表示，商辦租賃交易量排名第2的信義區，今年前8月租賃件數81件，占北市辦公租賃的15.2%，件數雖不及中山區，但卻是北市商辦租金最高的行政區，每月平均每坪租金價格1580元，價格較去年小跌5.7%。

大安區商業辦公大樓租金高居第2位，每月平均每坪租金價格1510元，年漲幅10%。

永慶資產管理協理黃增福表示，捷運信義線及松山線所經之處皆是台北市最精華的辦公地段，串聯大安區、信義區、中山區及松山區形成市中心最便捷的交通網絡，更是吸引中小企業進駐的最大誘因。

他分析，大安區、信義區、中山區及松山區是這波捷運效應受惠最多的區域，預期未來將帶動商辦市場價量同步成長，後市行情值得期待。
