房仲：8月房市交易量縮

(中央社記者吳佳穎台北2013年8月31日電)房仲業者指出，美國量化寬鬆(QE)減碼預期、奢侈稅修法等，加上颱風、鬼月等因素，8月房市交易與7月相比，呈現量縮格局。

永慶房產集團研究發展中心統計，台北市8月交易量較7月減少16%，新北市略減2%，台中、高雄交易都量縮7%。

另外，台北市8月中古屋平均單價每坪新台幣62.2萬元，新北市單價每坪38.1萬元，台中與高雄分別為13.1萬元與12.8萬元。

永慶房產集團指出，8月因美國QE可能於9月逐步減碼的預期心理，以及奢侈稅修法等疑慮，讓消費信心略受衝擊呈現下修，台灣景氣燈號又出現黃藍燈，顯示景氣復甦力道仍不足，加上受到颱風以及鬼月影響，民眾看屋意願略降，讓8月房市交易與7月相較呈現量縮格局。

永慶房產集團研究發展中心經理黃舒衛表示，近期全球市場訊息紛亂，利多利空消息雜陳，市場變化大，民眾信心不足，讓投資族群開始產生觀望。

根據永慶成交資料統計顯示，以台北市中心來看，8月自住客(首購+換屋)占比51%，首購回到一般水準的23%，換屋占比28%，反觀投資置產本月僅34%，連續兩個月縮手。

至於新北市，8月首購退居第2位，占比僅28%，反而是換屋族群躍升成交主力，占比32%。

黃舒衛推測新北市首購族群減少的原因，可能是新北第1圈的主要行政區交通、生活環境雖是看屋首選，但由於房價高漲，讓房貸負擔增加，為了尋求中等坪數且符合需求的房子，加上通勤時間許可的條件下，可能往新北市第2圈甚至第3圈移動，或是先暫時觀望，放緩購屋腳步。

黃舒衛說，台中、高雄交易量縮7% 投資置產族群也呈觀望，店面熱度降溫。1020831
