捷運信義線今年底即將通車，松山線預計明年底完工，沿線各站橫跨台北市各大辦公商圈，不僅增加中小企業設立辦公需求，也推動了商辦租賃市場的價量齊揚。永慶資產管理協理黃增福表示，捷運效應絕對是房市加溫的最佳票房保證，這兩大捷運線沿線所經之處皆是台北市最精華的辦公地段，串聯大安區、信義區、中山區及松山區形成市中心最便捷的交通網絡，更是吸引中小企業進駐的最大誘因。

辦公家數最密集的中山區，橫跨南京松江、南京復北兩大傳統辦公商圈，不僅是中小企業登記辦公家數最多，且辦公租賃交易量也位居北市之冠。永慶資產管理根據內政部實價登錄資料統計，中山區今年1至8月的辦公商業大樓租賃件數157件、在台北市各區比重佔約29.5%，平均租金價格1,481元/坪/月、較去年漲幅11.4%。辦公租賃交易量排名第2的信義區，計有81件、比重約15.2%，同時也是台北市商辦租金最高的行政區、平均租金價格1,580元/坪/月；大安區商辦租金則居第2高位、平均租金價格1,510元/坪/月、較去年漲幅10.0%；松山區則是商辦租金漲最多的區域，平均租金價格1,481元/坪/月、較去年漲幅13.3%。

黃增福分析，由上述統計發現，大安區、信義區、中山區及松山區是這波捷運效應受惠最多的區域，也是帶動商辦市場價量同步成長的關鍵，後市行情值得期待。
